Distressed Properties (Short Sales and Foreclosures)
Buying a "distressed" property in foreclosure or in a short sale situation requires stamina and patience as the banks are overloaded. They have been known to take several months to respond to offers and to change their requirements mid-stream. Hopefully, the changes being implemented in April 2010 will make the process easier as banks will be required to respond within 48 to 72 hours. Unfortunately only 25% of all loans are covered by the new rules. As a buyer, you need to have your financing already approved or to have a bank letter stating that you have the funds available if you plan to pay cash.
